Respecting Old Concrete
Most calls about epoxy flooring in Mt. Lebanon come from houses close to a century old. The township grew from 2,258 residents in 1920 to 13,403 in 1930, after streetcar service and the 1924 opening of the Liberty Tubes put downtown within easy reach. Floors poured in that decade have seen a lot of winters, and they rarely behave like a new slab.
Inside the historic district
The Mt. Lebanon Historic District lists 3,341 contributing buildings, most of them homes developed between 1874 and about 1945. Colonial Revival, Tudor Revival, Foursquare and Craftsman houses line those streets. Their garages tend to be narrow, sometimes detached, and sized for cars much smaller than today's. Basements from that period may have been poured with nothing under the concrete to slow ground moisture.
What that means for a coating
Without a barrier, vapor moves up into the slab. Paint and thin kits peel under that pressure, which is why so many old basement floors show flaking gray paint. Our process starts with a moisture test, then we grind off old paint and sealers rather than coating over them. Hairline cracks get filled. Wider ones get a closer look before we promise anything.
Contour streets, sloped driveways
Neighborhoods like Virginia Manor were laid out in 1929 with streets that follow the land. A driveway that pitches toward the garage sends rain and snowmelt straight to the door. A textured flake finish gives better footing on a wet floor, and we will mention it if water tends to sit at the threshold.

Turning a basement into usable space
Many owners here want the basement to work as a laundry room, playroom or home gym. A light-colored epoxy brightens a room with small windows, and a seamless floor is easy to mop. If radon is on your mind, test first. County health officials note that up to 40% of Pennsylvania homes may exceed the EPA action level, and a floor coating is no substitute for a mitigation system.

Mt. Lebanon Questions
My basement floor has peeling paint. Can you coat over it?
No. The old paint has to come off first; a coating bonded to loose paint fails along with that paint. Grinding takes the floor back to solid concrete as part of prep.
Is a 1920s garage slab too old for epoxy?
Not on its own. What matters is how sound the concrete is and how much moisture comes through it. We check both and tell you plainly if the slab needs repair first.
Does a floor coating reduce radon?
It is not a radon fix. The county recommends testing and, if levels are high, a mitigation system put in by a contractor on the state DEP's list. We can coat the floor once that work is done.
Our garage is small and detached. Is it worth coating?
Many owners think so, especially when the garage doubles as a workshop or storage room. A smaller floor also uses less material, and your written estimate shows exactly what is included.
