Newer Homes, Busy Business Parks

Epoxy flooring in Cranberry Township looks different from projects in the older South Hills. Most homes here are recent. The population was 4,873 in 1970, 23,625 in 2000 and 33,087 in 2020, fueled by the Turnpike's western section, I-79 in 1966 and I-279 in 1989. Garages built in the last 30 years usually need lighter prep and give us a cleaner starting point.

New concrete still needs testing

A newer slab is not automatically dry. Builders often pour garages late in a project, and concrete keeps releasing moisture for weeks after it cures. We still run a moisture test, and on very new homes we may suggest waiting before coating. Sealers or curing compounds from the builder must also be ground off so the primer can grip.

Corporate and light industrial floors

Westinghouse moved its headquarters to Cranberry Woods Business Park in 2009, where more than 3,000 people work. MSA Safety, PPG Architectural Coatings, Giant Eagle and McKesson Automation are also named employers in the township. Labs, assembly rooms and warehouse aisles in those settings need floors rated for chemicals, carts and forklift wheels. We match the system to what the floor faces each day.

HOA neighborhoods

If your subdivision has a homeowners association, a coating inside your garage rarely falls under them, but if you are also coating a front walk or porch, check whether your HOA has color or finish guidelines. We are happy to bring samples you can share with a board.

Larger families, larger garages

Average household size is 3.22, well above many neighboring towns. Three-car garages with storage walls are common, and that extra floor area changes material needs. Your written estimate shows the square footage we measured.

Cranberry Township Questions

Our house is two years old. Can we coat the garage now?

Most likely, yes. We test the slab and grind off any builder-applied sealer, which would keep the primer from bonding.

Do you coat warehouse or assembly floors in the business parks?

Yes. We ask about forklifts, carts and chemicals, then recommend a thickness and topcoat to match. Work can be phased around shifts.

Will my HOA care about an epoxy garage floor?

Interior garage floors are rarely covered by HOA rules, but outdoor surfaces may be. Check your guidelines, and we can supply samples or product sheets for an approval request.

Is a three-car garage much more work?

It takes more material and a bit more time, but the steps are the same. Your estimate shows the measured square footage so you can see how the price is built.
